摘 要
一直以来，在现代企业对财务战略管理的研究过程中，财务战略始终处于非常显著的地位，与企业的健康成长与稳定发展密切相关。最近几年，因为我国经济的发展和政策的支持，中国房地产市场正逐步扩大，房地产行业迅速成长，在这样的经济坏境下，房地产业公司管理层把更多的精力投向于对企业的财务战略的制定与实施。房地产业公司要想长久发展必须从根本出发，制定合理有效的财务战略从而获得更大竞争优势，实现利润的最大化。
论文根据国内国外的关于财务战略研究的综述和相关的理论概括，从财务战略的含义、内容和特征三个方面仔细研究财务战略管理的相关理论基础。同时分析政治政策方面、经济发展方面、人口和文化方面和同行业竞争方面对财务战略选择的影响。对中粮地产目前的财务进行分析，通过财务分析中粮地产的财务战略选择的现状，找出中粮地产存在的财务战略选择领域的缺陷，帮助该公司走出困境，并给出恰当的财务战略选择建议。最后得出研究结论，说明研究的不足之处。

Abstract
All along, in the modern enterprise financial strategic management research process, the financial strategy has always been in a very prominent position, and the healthy growth of enterprises and stable development is closely related. In recent years, as Chinas economic development and policy support, Chinese real estate market is gradually expanding, the real estate industry has been developing rapidly, in this economic environment, real estate management and the implementation of the formulation of more energy to invest in the companys financial strategy. If the real estate company wants to develop for a long time, we must start from the fundamental and formulate reasonable and effective financial strategy, so as to gain greater competitive advantages and maximize profits.
Based on the summary of domestic and foreign financial strategy research and related theories, this paper studies the relevant theoretical basis of financial strategic management from three aspects: meaning, content and characteristics of financial strategy. It also analyzes the impact of political policy, economic development, demographic and cultural aspects, and industry competition on financial strategic choices. The current financial analysis of real estate, the financial situation of the strategic choice of the financial analysis of COFCO Property, find out the defects of the financial strategic choice of real estate field, help the company out of difficulties, suggestions and gives the appropriate selection of financial strategy. Finally draws the research conclusion, explains the research insufficiency.
